Purpose of the Job
This role exists to keep Curo customers safe in their homes by making sure fire safety systems in our communal areas are inspected, working and compliant. You will carry out regular fire safety checks in line with the Regulatory Reform (Fire Safety) Order 2005, coordinate the actions needed to reduce risk, and keep accurate records that show our homes are safe. Your work contributes directly to Curo's Quality Homes objective and to the trust our customers place in us.
What will I do?
Fire Safety Inspection and Compliance
- Carry out weekly tests of fire alarms in the communal areas of our properties, recording the status on site and reporting it back to Curo.
- Carry out monthly tests and checks of emergency lighting, fire doors, AOV’s (Automatic open Vents) and dry risers in the communal areas of our properties, recording the status on site and reporting it back to Curo.
- Follow a weekly programme of inspections across all communal areas, working to Curo's Fire Safety Policy.
- Refer to the recommendations in our fire risk assessments and report on their status, both on site and back to Curo.
- Make sure fire safety risks are removed or reduced wherever they are found.
- Complete other health and safety checks or tasks at the point of inspection, and carry out any follow-on actions, so each visit is as effective as possible.
Remedial Action and Reporting
- Coordinate the remedial actions needed to keep properties compliant and reduce risk to customers.
- Report all repairs you find back to Curo and identify areas where the service could be improved.
- Keep accurate, up-to-date records that clearly show where properties are compliant or non-compliant.
Customer Safety and Engagement
- Keep communal areas free from obstructions and personal items, in line with policy.
- Support the removal of items left in communal areas, working with customers to keep their blocks safe.
- Put customers' needs at the centre of how you deliver the service, balancing these with Curo's wider requirements.
Teamwork and Collaboration
- Work closely with colleagues across Property Services and beyond to keep our homes safe and compliant.
- Share information clearly and promptly so that risks are understood and acted on quickly.
What do I need to be successful?
Essential – Experience and Qualifications
- Experience of carrying out programmes of health and safety or fire safety inspections, or related compliance checks in a comparable setting.
- A full driving licence and access to transport, as this is a field-based role covering multiple properties.
Essential – Skills and Attributes
- A methodical, organised approach, with the ability to manage a busy and varied workload and stay calm when priorities change.
- Good personal organisation, with the ability to balance competing priorities and meet deadlines.
- Confident using Microsoft Office and mobile working tools to record and report on your work.
- A track record of achieving targets and working to a consistent, reliable standard.
- Strong problem-solving skills, using a range of approaches and tools to find practical solutions.
- The ability to build customers' trust and communicate clearly and respectfully.
- Self-motivated and able to use your initiative, working well on your own and as part of a team.
- Flexible and open to change, adapting well to new requirements and different situations.
- A good level of self-awareness and a positive impact on colleagues and customers.
Desirable
- A recognised fire safety or health and safety qualification (for example NEBOSH, IOSH, or a fire safety-specific certificate).
- Experience working within a housing, property or facilities management environment.
- Knowledge of the Regulatory Reform (Fire Safety) Order 2005 and related legislation.
How will I evidence my success?
- Communal areas are inspected on schedule, with fire alarms and emergency lighting tested and their status reliably recorded and reported.
- Records clearly and accurately show where properties are compliant or non-compliant, giving Curo a dependable picture of fire safety risk.
- Remedial actions and repairs are identified, reported and coordinated promptly, reducing risk to customers.
- Customers feel their blocks are safe and well looked after, with obstructions and hazards addressed and clear engagement where items need removing.
- Feedback from customers, colleagues and your manager shows you deliver a consistent, reliable and effective service.
